Carl Freeman companies do not give up. SSCCAG Presidents and Representatives need to protest this request for change of zoning.
THE CARL M. FREEMAN COMPANIES REQUEST TO CHANGE ZONING ON DEFEATED HOTEL PROPERTY
On Thursday, September 14, 2023 at 3:00 p.m. the Planning and Zoning Commission will hold a public Hearing on two ordinances for Zoning changes to allow 23 new homes on the area where Freeman proposed his Hotel. The agenda shows the two ordinances appearing after Recess at approximately 4:30 p.m.
Meeting is streaming at https://sussexcountyde.gove/council-chamber broadcast. 3 p.m. Public Input may be sent by email to pandz@sussexcountyde.gov by 4 p.m. on September 13, 2023.
On October 17, 2023 at 1:30 p.m. the County Council will meet to hear and consider these applications. Meetings held at Council chambers, 2 The Circle, Georgetown, DE. You may send letters of protest to our Councilpersons before Oct. 16, 2023.

Freeman Companies propose an ordinance to grant a conditional use of land in an AR-1 Agricultural, Residential, District for multifamily dwellings (23 units to be located on a certain parcel of land lying and being in in Baltimore Hundred, Sussex County, containing 9.20 acres, more or less. The properties are lying on the north side of Lighthouse Road, (Route 54) and west side of Bennett Avenue, approximately 35- feet west of Madison Avenue, 911 Address N/A. Tax map Parcels: 533-20.00-22.00 & 20.00(p/o).

Freeman companies An ordinance to amend the comprehensive zoning map of Sussex County from an AR-1 Agricultural Residential District to a MR Medium Density Residential District for a certain parcel of land lying and being in Baltimore Hundred. Sussex County containing 9.20 acres, more or less. The properties are lying on the north side of lighthouse Road (Route 54), and the west side of Bennett Avenue, approximately 350 feet west of Madison Avenue, 911 address: N/A Tax Map parcels: 533-20.00-22.00 &20.00 (p/o)
Sussex 2030 had a notice on this weeks ago. Part of our argument for opposing this zoning change could come under Title 9 Counties, Sussex County Chapter 69. Zoning Subchapter II The Quality of Life Act (https://delcode.delaware.gov/title9/c069/sc02/index.html ) This Quality of life appears in #6951. Short Title; Intent and purpose. Paraphrased states: Through the process of comprehensive planning, it is intended that units of county government can preserve, promote and improve the public health, safety, comfort, good order, appearance, convenience, law enforcement and fire prevention and general welfare. Facilitate the adequate and efficient provision of transportation, develop, utilize and protect natural resources within their jurisdictions.
Remember that 70 homes are already approved without need to change zoning on the upper portion of this land off Bennett Avenue. Freeman proposes 23 new homes which require a zoning change.
This strip of land that Freeman Companies wants to cover in housing is threated by polluted runoff into the fragile marshes. The water quality of upper Assawoman Bay is also threatened. Increased density will clog traffic on this roadway.
Please write to Planning and Zoning giving your opposition to this zoning change. We must fight again and hopefully powers that be will agree with us.
